We supply and fit. That means a single price covering the flooring, the underlay, the trims and thresholds, the labour and taking the old floor away — no chasing separate suppliers, and no gap between the quote and the invoice.

Every job starts with a free measure-up. We check the subfloor, bring samples, and confirm an itemised written price before anything is booked. If we think you'd be better off sanding the boards you already have, we'll tell you that too.

Laminate & LVT

The everyday workhorses — hard-wearing, easy to live with and quick to fit. Laminate is the value choice for bedrooms and living rooms; luxury vinyl stands up better to water and heavy traffic, which makes it the right call for kitchens, bathrooms and hallways.

Boards, underlay, trims and thresholds are all in the price, and we fit them as one job — so what you're quoted is the cost of a finished floor, not a materials list.

Engineered wood

from £45 per m²supplied & fitted

Herringbone in a 20 m² room typically runs £1,100–£1,400.

Real wood on top, engineered stability underneath. You get the look and feel of timber without the movement problems of solid boards, and the wear layer can be sanded and refinished years later rather than replaced.

We fit glued or floating depending on the subfloor, and set out herringbone and chevron patterns from the centre of the room so the pattern reads straight from the doorway.

Sanding & refinishing

Most through-lounges come in between £600 and £900.

If the boards under your carpet are sound, you may not need a new floor at all. We sand them back with dust-extracted machines, fill and re-fix where needed, then stain and seal to the finish you want.

It's usually cheaper than laying a new wood floor, and the least disruptive — most floors are walked on the next morning. Ask us to look under a corner of the carpet during the measure-up.

    WhatsApp a photo with rough sizes, or just tell us the room. We come back the same day with a realistic idea of cost, so you know whether we're in your budget before anyone visits.

    No charge, no obligation

    We measure properly, check the subfloor and door clearances, bring samples, and talk through what suits the room and the traffic it takes. You get a written, itemised price — and it doesn't change.

    Fitted and finished

    Most rooms in a day

    We prepare the subfloor, fit the floor, and finish every edge and doorway. Furniture moved back, waste taken away, and the room left clean.

    Guaranteed after

    Balance paid on completion

    Five years on our workmanship, and we don't ask for the balance until you've walked on it and you're happy. If something needs looking at, you call the person who fitted it.

You're covered, and you pay when you're happy.

Five years on workmanship

If a board lifts, a joint opens or a threshold works loose because of how we fitted it, we come back and put it right at no cost. Materials keep their own manufacturer's warranty on top.

£2m public liability cover

Your property is insured while we're working in it. We'll send the certificate with the quote if you'd like to see it.

You pay when you're happy

A deposit covers the materials. The balance isn't due until the floor is finished, you've walked on it, and you're satisfied with it.

Before you ask

The questions we get most.

How long does a room take?

Most single rooms are fitted in a day. A through-lounge or an open-plan ground floor is usually two. Sanding and refinishing takes two days including drying time between coats, and you can walk on it the following morning.

Do you level the subfloor first?

Yes, where it needs it — and we check at the measure-up rather than discovering it on the day. Latex levelling or ply overlay is quoted as part of the job so it isn't a surprise cost later.

Does it work with underfloor heating?

Engineered wood and LVT both do, provided the surface temperature is kept within the manufacturer's limit. Solid boards generally don't. We'll tell you which ranges are rated for it before you choose.

Do you move the furniture?

We move ordinary furniture as part of the job. Pianos, very large wardrobes and anything needing dismantling are worth mentioning at the measure-up so we can allow time.

What happens to the old floor?

We lift it, bag it and take it away, included in the price. Carpet, vinyl, laminate and gripper rods all go.

Can I supply my own flooring?

Yes — we'll fit boards you've bought yourself and quote for labour only. Buy about 10% more than the room measures for cuts and wastage, and let it sit in the room for 48 hours before we fit it.

Do you fit at weekends?

Saturdays, yes. Sundays only where a job is running over and it suits you, at no extra charge.

How soon can you start?

Usually within one to two weeks for a single room. If you have a date you're working towards — a move-in or a new kitchen going in — say so and we'll tell you honestly whether we can hit it.

Most of our work is Victorian and Edwardian terraces around Ealing and Acton, and 1930s semis out towards Greenford and Harrow. Old floors, uneven subfloors and awkward thresholds are the normal job for us, not the exception.
